I have most of my experience from the insurance industry abroad, so take my advice with a grain of salt.
However in general whose liability it is depends on who removes trees. If you hire a company to do the job make sure they have their own liability insurance for the type of work they do. If you remove the trees yourself, your company will be liable for any damages caused.
Finally, no insurance company will cover damages which are outright neglectful or intentional. Make sure you or the company who removes the trees do everything you can so not to damage the homes. Look into which security measures one should take when removing trees. Perhaps your state has some written laws governing tree removal.

@Brent Coombs Thanks for the insight. It is simple - in theory. But there is no registry out there showing which states are landlordfriendly or what landlordfriendliness means. Unless I am mistaken?
@Mike McCarthy Very true. It can be difficult evicting tenants for non payment in certain states. I agree that it is a huge part of landlordfriendliness. I guess I want to know is "how can a new investor know that the state of their choosing is landlord friendly"?
@Matt Vezina Exactly my point. Landlordfriendliness only helps if you take the time to get to know the laws. When I googled the term I found a pile of BP posts, although nothing with a distinct description or ranking by state. What would be hugely beneficial would be ranking of landlord friendliness sorted by state. It could include two things: highlights of the most important landlord/tenant practises/laws and perhaps an appendix with a quick how-to-guide for the most common issues. I will get back to you all if I do create such a thing.

Hi!
What is landlord friendliness to you (definition and examples)? And what's the point? Consider a new investor who buys in a "landlord friendly" state, but is so inexperienced that he/she doesn't know where to start when problems with tenants occur. What's the point of landlord friendliness, if the landlord doesn't know what it means?
