Hi,
Me and my fiance are looking for a commercial lender who can lend to international clients. We're looking to purchase something "small" in Jacksonville or Orlando. Ideally a fourplex or something slightly bigger (if at least 5 units is what it takes to qualify for a commercial loan). Priced at around $400 000.
This is a major hurdle for any international investor such as ourselves, so we would greatly appreciate it if you took the time to give us any recommendations you may have. We have stellar U.S. credit, but no U.S. tax returns as we report our taxes to Norway (due to the countries mutual tax agreement).
Thanks for any help that will help us handle this bottle neck that's holding us back from getting started.

Did you end up going for a regular cash out refinance or did you do a refinance on the property in the LLC name?

Me and my fiance are traveling to Fort Lauderdale on the 16th - 26th of September this fall to meet up with fellow investors, realtors and property managers in the Plantation and Sunrise area.
We're looking for a condo or single family house priced at 100-130 k. We aim to do rehabs of the kitchen and floors. Location should be close to Sawgrass Mills if possible. We're gonna be using it as a rental and vacation home.
Do you know someone who are hosting local meetups in area? Or live close by and want to meet up?

@Charlotte Dunford It depends on whether it's your first deal or not, or whether you have someone on your team who know septics/wells. If you don't and it's your first deal I would recommend a park with city sewer/water as it'll give you a little less to think about in the beginning.

Maybe a question for a real estate attorney?
As for the ethical part of it I think it depends on what you do with the response to the test adds, once you get them. Being upfront with the current owner that you will be doing test adds as part of the due dilligence makes for a better business transaction. Not to mention giving the leads from the test adds to the current owner once you've gotten them, so that they are in fact real adds.

@Scott Passman Thanks! I've been debating on whether or not to list the deals, but you're right. They are bought as investments and can safely be listed as deals.

Hey guys and gals of Biggerpockets,
I have a question for you that pertains to the deal section of one's own profile here on Biggerpockets. I've noticed and appreciate the new section where you can add deals you've done, so that you can show others what you've been doing.
My question is this: Can you list a deal if it's your primary residence? I have so far not listed any deals, but every time I've moved to a new home I've bought it as an investment and made money doing so. The very reason I've moved is because I've found a new great deal in a tight market. Ultimately, this is what will allow me to invest in larger multifamily deals in a couple of years.
Can these homes be listed as deals on my profile?

@Thomas Knutsen Great initiative. I am moving to the States in a couple of years to do business there, but I would none the less appreciate a network here in Norway. Let me know if you guys are planning any events.
