I have seen homes where they do believe that owner occupants could not buy them and reside there within 60 days. But those were very, very, VERY run down homes.

I would say "it depends" - do you want to attract the best tenants - if so it's time to renovate. Do you want to avoid large capital expenditures every year - if so it's time to renovate.

Not replacing windows, HVAC, etc. is just kicking the can down the road. Might as well pay today's prices, and avoid replacement for 15+ years than roll the dice for a few years and deal with it while it's occupied. No matter if you're renting for $500/mo or $5,000/mo people still have the same expectations. A nice, safe place to live.

I am not an expert in 55+ but I believe you can't reside there if you're under 55. But you can own and purchase while under 55. Nevertheless, your situation certainly sounds odd to say the least.

I agree with @Austin Fruechting and @Tom S. about your presentation, but I'll dig deeper. What are your skills? What is your track record? Have you ever done a real estate deal? How did you come up with your plan?

An honest and extensive resume with lots of experience, with poor grammar, will still get you very far.

A blank resume with poor grammar, won't get you anywhere.

If you don't have experience, find a way to gain experience. Everyone wants to play in the major leagues without going through them minors.

Simply contact a real estate attorney near you. They've likely done this scenario 100s if not 1000s of times.
