What’s the furthest distance you would take on a self-managed fix/flip project? I'm considering some projects outside of my immediate area (2-3 hours away) because of familiarity with the market and connections that I have. I am just starting out and don't have solid boots on the ground yet. Advice is mixed as to whether it's possible to pull off or not. I'm talking to agents and contractors (who are of course on board) but I work full-time so that adds another wrinkle. Thoughts?

Great analysis. Covers both quantitative and qualitative aspects of the city.  Would love to better understand how how you operate the projects out of state. I take it you have have partners out there?

@Account Closed thank you for sharing your story. Though demand is still very strong here in the Bay Area, it may very well let up in the next couple years. It's smart to be cognizant of that and stress test your portfolio. We cannot have short-term memory and forget how markets have cycled in the past.

@Gino Barbaro and @Corey Woodruff excellent points. I know what some of my strengths are so I will try to offer help in those areas, but really I'll help in any way they suggest. Being on here for less than a week I'm amazed at how helpful and open people are. I've learned more in 4 days than I learned from reading six books in 2002! Thanks, guys.

Hi Bryan,

Welcome to BP. I am also somewhat new here and live in the bay area. I've never been to Indy but am strongly considering it as a place to invest in (the most attractive part is the lower price points of course). My first steps will be to research the neighborhoods and make connections with real estate professionals out there. If I come across any information of value I will be sure to share.
