Immanuel Sibero here from Carrollton, TX. I'm an IT professional during the day and a real estate investor wannabe in the evening. My goal is to be a real estate investor during the day and a couch potato in the evening.

I came across Biggerpockets one night while blindly following every hot link resulting from the search term "real estate investing". I found Biggerpockets to be an excellent source of REI education that I now narrow down my searches to within Biggerpockets.

Currently my focus is on buy and hold, I have two SF rentals in the DFW area. I'm also increasingly interested in wholesaling and fix/flip. However, my immediate goal in the short term is to learn as much as possible and to network with other investors and real estate professionals. In my spare time I enjoy a round of golf, so feel free to drop me a line :-)

All the best,

Immanuel

While interviewing potential brokers and deciding where i wanted to hang my license, i visited several brokers and although they stuffed me with coffee and great finger foods, i wasn't convinced until i came across New Western Acquisitions. After one visit, i was immediately sold.  Sold on the system and sold on the standards. As i continue to grow and master the wholesaling aspect of real estate, I came here to become even more knowledgable in every aspect of real estate investing. Growing up, my father stressed the importance of connecting with likeminded people. "Iron sharpens Iron". So here i am. Ready to learn, find a mentor and help where i can. Currently I'm the easy button for a few types of players in this real estate arena. Investor friendly real estate agents love working with me since i eliminate the need to go out making multiple offers to get a deal with for their investor client. I simply keep off market deals in their inbox. They make a commission off the purchase then again at resale. I also help qualified cash buyers attain investment assets all over San Antonio at wholesale prices. If i can assist anyone near or far, don't hesitate to notify me. Im particularly fascinated with learning all the exit strategies in depth. Any good article suggestions would be greatly appreciated. thanks in advance.

Just  what you like the most, do the numbers, and don't give up.  Buy and sell with rehab seems to make good money if you are into that.  Good luck!

Hello Fellow BP Members,

I am a 24 (soon to be 25) year-old aspiring Real Estate investor. I just moved to Dallas, TX with from Atlanta, GA for a fresh start. I am brand new to the area and while trying to figure out what direction I wanted to take my life, I found REI! I am sure glad I found it. I have previously worked in technology sales in Atlanta and do not yet have a job here in Dallas. I have some money saved up that I can invest into RE/live off for a period of time but am looking for advice on how to get started.

The strategies that appeal to me from a long term plan perspective are buy-and-hold Single Family and small Multi-Family (duplexes, triplexes, 4-plexes) houses. I see these as great a way to get into REI that should produce some cash flows fairly soon. I have aspirations to eventually get into larger apartment complexes investments in the future as well.

My situation of not currently having a job has me at a crossroads as to whether I should first seek a job to produce income and invest into REI on the side or jump into REI full time right away. I really like the idea of being able to dedicate all of my time to REI (searching, vetting, locating deals, and then managing the properties) but am hesitant to take the plunge. Are there any ways to do this?

I am brand new to RE from a hands-on experience standpoint but have taken a two-day seminar, attended webinars, listened to podcasts, and done a great deal of research thus far. I have thought about getting a job in Real Estate to gain some hands-on experience while getting paid. Are there any particular roles that I could get into in RE given I have sales experience on my resume? Which one would give me the best knowledge to help me in my future REI career. This does put all of my eggs into one basket (Real Estate), but it could be the best way to learn.

I would really appreciate any and all advice I can get here from experienced (and maybe even local investors) to help me make the best decision on how to proceed. If there are any investors in the Dallas area that could use some help in their business and are willing to take on young motivated and determined aspiring investor, I am willing to work my tail off to gain hands-on experience in RE and learn the business.

All the best,

Christos

Hello and welcome to Texas!  I am 59 years old and fro and raised I'd Dallas but I now live in Coppell.  You sound like a good candidate to be in real estate.  There is a lot of competition in Dallas so be careful and consistent.  I graduated from college and I got my broker license in 1980.  Because I was more comfortable with it I got into the contruction business before I was graduated.  I have been involved with the construction business when I was 17,  if you think I can help you with anything do not hesitate to contact me.  I found BP about 3months ago and I am still learning.  Good luck!

I'm virtually unkown so I don't want to go in the market unkown which would be difficult so I'd like additional resources in Tampa, Orlando & Miami.

I have spoken with an ABL who says transactional funding would be difficult to secure 100% financing using dry closing (no cash or credit), however, I have an entirely risk-free strategy.

I would like to lease commercial properties for tenants using a double escrow.

I had originally wanted to secure bank financing however I was unsuccessful. Are there alternative methods to transactional funding just in case ?

Is there any recommendation on proceeding?

Any input would be helpful.

You're the best.

Looking forward to hearing from you!

Hello and welcome!  It  is whatever you like the do.  You might want to see if you can have an owner financed loan since you want to get started now and do not have any money.  I am 59 years old and I was born and raised in Dallas Texas.  Thank you for replying!  I will do all I can to help you!  Seek Owner financing because you can usually get what you want that way.  Just keep on making a lot of offers. You will find a good deal if you do not give up. Just keep on going and you will do fine.

Hello and welcome!  I am 59 years old and I found BP about 3 month ago and I am still learning.  You have to know your market well and how it's doing.  The basic that I keep hearing from those that are doing it, is just be focused and do your due diligence on everything.  Do not do anything that you don't feel good about.  You can find a good deal anywhere.  I graduated from college and got my broker license in 1980.  I have been in the construction business since I was 17.  If you think I can help you please contact me at any time.  Good luck!

Welcome to Bigger Pockets! I love seeing more people from my hometown pop up on here, and I hope you´ll stick around. There are a ton of resources on here, and if you take a look at the ¨Network¨ tab at the top of the page, you´ll find some excellent tools to find local professionals in your area. I have not worked with him personally, but I have paid close attention to some of the deals that @Gordon Cuffe - a wholesaler in the Sacramento area - has shared both here and on his website, and maybe he might be a good resource for you to tap. Best of luck on your continued investments!
