Thanks so much for your reply @Nathan Gesner! That is very true. I have been analyzing markets for MTR's the same way I have been learning to do it for LTR's. I was wondering if people on the forum had recommendations for states that are known for healthcare/destinations for travel nurses to use as a starting point. I will continue looking for such places as part of my analysis.

I would recommend doing a thorough market study from someone like John Burns to determine if MTR is even something that is viable. Of course, this study may cost $10,000 but it is cheaper than buying a property thinking you can use it as a MTR and then lose your shirt.

Hi BP Community!

I am getting started to REI and would like to enter the medium-term market (travelling nurses, executives, digital nomads etc..). I have a few questions for the fellow BP members that currently own medium term rentals: Are there any specific states/regions in the US that you believe work better for medium term rentals than other? Are there a couple areas you would suggest would be a good starting point? I am thinking that maybe when I have a couple of recommendations, I can do some further downstream market analysis and choose one. Also, not only will this property be my first medium-term rental but it will also be my first investment property ever so any pointers/words of wisdom/tips would be highly appreciated!

When looking for excellent mortgage officers make sure they have local knowledge/experience. Local mortgage loan officers are invested themselves in the community and their reputation is everything. Make sure you ask them:

  • Will you be my main contact throughout the process, or will someone else take over when it goes to underwriting? How will we keep in touch?
  • Which steps will take place online and which will occur in person (such as appraisal and closing)?
  • How long of an interest rate lock do you recommend? If the closing doesn’t take place before that date through no fault of my own, will I have to pay for an extension? (this is very important because rate are changing rapidly)

Look for agents that align with your interest. Interview a few and see what is a good fit for your buy and hold aspirations. The agent you choose should be an investor themselves because they are going to have the rolodex of plumbers, drywall crews, lawn guys, etc. that are reputable and low cost. Have they had the difficult conversations with a property manager and held them accountable? How many rentals have they owned? How do they decide if a property will be more profitable as a short term rental vs long term rental?

 @Kristina Kuba Those are all really good points! The last bullet point regarding the interest rate lock is especially good and I didn't think of that! Ill be sure to look at your post again before I start interviewing brokers to get an idea of what to ask!

I recently completed my first out of state deal this summer. I had great luck with the agent finder on here. I did invertor a few to make sure it was a good fit.

 @Bryce Hammill Yes, thank you for the heads up! That is a great point! Some of the agents listed in the agent finder tool in BP claim to also take care of property management, so I am planning on talking to them more and interviewing them regarding that aspect. I will also be looking up more property management companies to have a list of a couple that I can interview. I'm hoping to use whatever property management company I go with as a starting point to finding a good contractor! Looking forward to getting into the Tampa market. Thanks again!
