@Brandon Proctor Hello!

I'm in Cheyenne, I think you and I are the only ones on BP in this town, haha!! Aside from @Jerry W. in Thermop, I don't know of anyone else in WY but as Anson Young said, there are quite a few investors in CO.

You have a great idea there of buying a multi and living in one of the units. From what I've seen here they can be pricey but there is one that has been listed for awhile (I think it's a 4-plex). #1 Prop. is listing it and I believe it was $175 but for some reason I can't find it on their website now. I drive by it every day on my way to work. It's on Henderson about half a block south from the intersection of Henderson/Pershing so south of the VA hospital. That's the cheapest one I've seen in the past year.

I've also seen more bandit signs around town lately. That might be another avenue for you to check out.

@Taylor Ripp Welcome! I think it's great you're starting out at the age of 25! I had no idea Durango was so pricey. Have you thought about Greeley? You might want to look up Mark Ferguson who is a BP member and a HUD realtor in Greeley.

Welcome Jeremy! You will definitely learn a lot from BP! Colorado is a beautiful state, I hope you enjoy your time while stationed there. Incidentally, my first tenant was a transfer from Ft. Carson.

Yep, agree with this. When I rented a house I had moved out of years ago, I left my mower for the tenant. When it broke, she wanted me to supply a new one.

With the rental I have now, it's in the lease that the tenant is responsible for lawn care. And it's working out great!

My choice is pale blue/sky blue/light gray-blue with cream trim, dark gray batten board, dark wooden front door.
