Oh sorry Jason, I should have been more clear. I was thinking you could do the whole loan plus the down payment/closing costs with CHFA and not have to involve family at all as that doesn't always work out well. I think the first-time buyer programs are understanding of lower credit scores. If I recall, WCDA (Wyoming's program) offered lower interest rates for the mortgage as well. This would definitely help you build your credit and it's possible the mortgage may be equal to or less than your rent payment. My mortgage (PITI with the 2nd for the down and closing costs) was about $550/mo.

Colorado has a first-time buyer program (Google CHFA) that will assist you with the down payment and closing costs. I bought my first home in Wyoming with a program like that. I think the most I had to put down was just under $1k on a $95 house. Good luck and keep us posted!

@Jon Holdman I can't even fathom what you went through and then even more rain afterwards. Glad you got the levee done, I'm sure it will help. We finally got some very minor flooding in our basement over the weekend as well as did many neighbors we've talked to. The ground just couldn't take the endless days of rain anymore.
I do understand what you mean about needing to focus when there is so much to do and yes, it must help to just take a break from it and do something relaxing.

@Pat L. That is an interesting design and I see how it could make sense with basements that are in danger of flooding.
@Joshua Dorkin I saw that on the local news this morning, it's crazy! It's still raining on and off here in Cheyenne, rained most of the night. People who have lived here all their lives have said they don't recall seeing this much rain in succession before. I know of at least one main thoroughfare that was partly closed last night due to floodwaters on the road.
@Jon Holdman I hope you are able to get the sandbags in place and not have any further basement flooding issues.

@Jon Holdman I am so sorry to hear about you and your wife's loss. It seems like CO/WY has had some really weird weather lately. It's been raining almost nonstop here since yesterday morning. Please keep us updated and let us know if there is anything you need.
