Welcome again James! Yeah, it's crazy that Wyoming, one of the two lowest populated states, has such insanely high housing prices!

Let me know if you end up needing a good property manager in Cheyenne. I highly recommend the one I have been using for almost 2 years now. They have been expanding due to the rental shortage here and they are always looking for more properties. However, as far as properties go here, I've been looking for another one but it's pretty impossible to find anything decent under $130-140k and that price point is renting for about $900-1000/mo. for a 3/2 with a 1-car garage. If you want to get involved in fixer-uppers, I know a great GC as well. And I agree with @Jerry W. in the event of a drilling shutdown Cheyenne won't take too much of a hit. I think there is a lot more going on in No. Colorado than here.

Welcome to BP, hang around and you will learn a lot! I sure have. I currently have one SFR here in Cheyenne, joined BP after I bought that, and subsequently learned so much about SFR investing, as well as other avenues of investing that I never knew existed.
