My first home in 1982 was a CalVet loan at 9% and we thought we got a great deal! Well, I guess we did because most other people we knew were paying double digits in interest. And like Jon said, houses were selling like hotcakes back then.

Emma S. I think it's great you are thinking about real estate investing and already have a good chunk of capital. Very good advice so far on investing outside of CA (I am also from there and I know how expensive it is!). There are so many avenues of real estate investing...don't be discouraged! You can learn so much from this site. Good luck to you!

Thanks Jerry W., I would appreciate any further information you can give me as well as the site on where to read up on these (the Laramie Co. website didn't go into much detail and I might have to go to the courthouse and just talk to someone there - gotta love small towns!). I've heard most of these are usually paid by the owner within the year (a nationwide statistic, not necessarily Wyoming) which is more of what I hope for due to the 15% payout. But just in case I do end up acquiring a property I plan to do due diligence as the addresses are published in the local paper a few weeks beforehand from what I've heard.

Jerry K., yes it is a Wyoming auction, here in a town of about 100K people. I'm pretty excited to go see what it's all about. They only have it once annually, in August. I'll try and remember to post if I bid on anything.
