I had heard about owner-financed properties available on the MLS a while back but completely forgot about it until you just mentioned it. That's a GREAT idea!! I will have my agent, and maybe even a few others look for some of them for me! Your idea of calling for rent properties is awesome as well! My current employer does offer tuition assistance (at times, depending on how the DOD budget looks...) and my loans are also in deferment right now. Unfortunately, I think I am all schooled out for the time being. I've been in secondary education for 10 years now. The way I look at it is, whether I defer them until 6 months from now or another degrees worth of time from now, at some point, I will still have to pay them back and if my income hasn't increased significantly by then, I will be in the same boat on the same river I'm on now... I'm trying to make sure I build up my business on nights and weekends as much as I can when I graduate so I can eventually not have to worry about these debts hanging over my head anymore.
On your second point, I will definitely look into consolidating all of my loans to decrease my payments. The issue is finding a reputable company to do that for me. All the ones from the commercials seem very shady, at best. If you know of any reputable companies that do debt consolidation, PLEASE let me know...

I agree that my degree is a very useful tool to have. But I also plan to do some investing on the side as much as I can as another source of income while I am advancing myself in my current career.

I am working full time for the DOD right now utilizing my degree. And coincidentally, my degree will be non-thesis option as well. So I am definitely looking forward to my income increasing after I obtain my degree. However, I know that I need to start investing as much as time allows as well to pay off the loans as fast as possible.

I have purchased both of @J Scott 's books and have begun to read them. And I downloaded the community book is well. They all have really awesome content in them. I am definitely an avid listener of the podcast as well. BiggerPockets has been the main thing that has kept me going after all this time with no deals to let me know that real estate is the right decision and that I just have to keep at it and it is almost certain I will be successful with it, sooner or later. Hopefully, sooner than later. Lol.

Lease option is definitely something I am considering. Also, owner financing is something I should look into as well. Do you have any tips or suggestions on finding owner financed properties?

Thanks for your reply. After looking at many of the suggestions given, leasing is definitely what I plan to do. Just that I will make sure it is a lease with the option to purchase after a few years when my DTI and FICO score heal. Building my business will be one of my main priorities after I graduate, for sure.
