One option would be to have the IRA process a promissory note which would be secured by the property. The IRA would be listed as the lender/beneficiary. The note can be structured as interest only with a final balloon payment, for example.

Is the existing 401k with your current or former employer? If current, you may not have access to any of the funds unless you are over age 59/1/2.
If so, you can transfer it to a self-directed IRA or solo 401k and then invest in real estate under one of these tax shelter vehicles.
