Welcome @James McDaniel! Austin is great right now for flips and buy/hold strategies. I've recently got into the REI game in Austin as well.
I'm intrigued to know what your reasons are for expanding into East Texas and Palestine in particular.

@Donny Widjaja I'm in the same boat as yourself. However, once you start networking, opportunities and connections become easier.
Pflugerville looks promising for REI. I have an Investor who is about to start a SFR fix/flip/sell there which had a great entry price point for their first flip.
If you ever want to connect and talk about the Investment market here in Austin give me a shout. I'd like to learn a bit more about the Pflugerville market for sure.

It really depends on if you can afford it or not. Being in real estate, you can go on dry runs without any income coming in. And if that is your sole income it can be very difficult.
I would suggest getting any business or finance related degree. I myself earned a degree in Economics and got my RE license during my Junior year and began helping student find apartments and even got an internship with a seasoned investor to just learn the ropes.
Having a degree to fall back when the market is on a downward slope will definitely be worth it one day in my opinion.
