I would report it to animal control, particularly if they are making noise or potentially threatening to anyone.

As long as you meet the requirements. Your lender documents should spell out exactly what requirements you have to meet.

Without specific renewal terms, it should automatically continue on a month-to-month basis. Give them 30 days notice in writing.

Renewal is still a year away so it's a waste of time to even discuss.

You know what my concern is? They've lived there less than three months and  you've already had to replace the leaking roof, a bad sink sprayer, a bad outlet, a broken door, and a closet shelf. You had a clogged sink. You - or your PM - failed to ensure all the lights were working. The A/C was actually broken and required repair.

I think you've given them a house that was not in good shape. It's not their fault the lights are burned out or roofs are leaking.

I think your expectations should have been higher when prepping the house for a new tenant.

No, it's not a denial and it happens to me all the time. Two people apply, both are qualified and approved. One rents the unit while the other is thinking. I haven't denied their application. I just don't have anything to rent to them.

Denial means they failed to meet your criteria.

Contact your local HUD office or an attorney for guidance. You should establish policies that discourage fraudulent claims, of which there are many, and ensure you are only accepting truly disabled people and not someone abusing the law to sneak in their pet.

If you have an established, written policy, you can simply respond by emailing them a copy. This will discourage most from ever applying.

It depends on your market. I don't increase the deposit but I do charge monthly pet rent. Some charge rent and an increased deposit (refundable). Others charge rent and a non-refundable fee. Others charge a deposit or fee but no pet rent. You have to decide what your market can support and what fits your comfort level.

The security deposit is generally accounted for separately because it is held separately (or should be). As @Jeremy Marek said, your statement should show income, expenses, and then the deposit or other escrowed funds (e.g. last month's rent). It sounds like your PM is lumping everything together every month and then paying you everything above the security deposit amount. That seems like a lot of additional work.

If everything looks good, including a stellar reference from their current Landlord, I wouldn't bother looking back any further.
