I should have said “you don’t have college debt, yet”. That’s if you choose to go to college. But yeah, hustle and go for it when you turn 18.

Contrary to popular belief, getting a job could be a waste of your time. Remember, you can always get back money but you can’t get back time. Leverage your age and start working towards that goal of owning properties. Because we all know how much time that takes up. That doesn’t mean sit on your butt and be lazy, it means get off your butt and start hustling.

You don’t have college debt and you’re living with mom and dad (assuming so) so your expenses are really small. If you’re forced to work to pay your small expenses, then find something part time or do on your own time. 20 hours a week working for someone else is 20 hours a week not working for yourself. That, my friend, is the biggest detriment to the modern hustler.

I’d find 3 other buddies with 25k each. Pool your money and buy a college house. When you guys are all done living there, buy out your buddies. While you’re living in the house, take the money you’ll be saving paying rent and pay your bills. There, you killed two birds with one stone.

My broker told me yesterday “I don’t work with neophytes” probably the funniest thing he’s ever said to me. But it’s true, new people can be a waste of time to an agent who is established with clientele who are also established with money. Don’t take it personally, it’s how we make a living.

I’d suggest finding another realtor, they’re a dime a dozen.

The fastest way I know to buy a house is asking your circle of influence for capital to get started. You’ll have to learn the skill of fundraising anyways so learn it now. There is no credit required to buy a house all cash.

I’m doing it in Cortland, NY - the middle of Upstate NY. No tourist areas, nothing special about the town, just a pass by area. I have my AirBNB booked solid for the summer months and some months in the winter. If a “middle of nowhere” area can do great with AirBNB, I think anywhere can.
