Common sense and everyone on BP says call the the cops. However, if I was you I’d remove them myself. The trick is how to successfully move potentially violent criminals, nonviolently. Be smarter than the drug dealer. Good luck

I’d do both for student housing but NC for long term tenants. NY just passed new landlord regulations, statewide rent control and the taxes are ridiculously high. Where are you looking for student rentals? D1, D2, D3, Jr. Colleges?

I typically tell my clients to save up to 10% of the purchase price for closing costs. Including prepaids, taxes, bank fees, lawyer fees. Of course, this is if you live in NY or any other high taxed state.

You can’t prove anything to anyone unless you do it, until then it’s all talk. My family and friends stopped running their mouths and started taking credit for my success when I bought my second property. No point in fighting them, just do you.

House hacking is the best beginner investment in my opinion. I learned how to landlord and gained a basic foundation in investing.

Don’t discard commercial real estate. Less competition, more money, more complicated. It’s a different beast than residential but fortune favors the bold. Which is why I’m looking into commercial real estate.

Think big, start small. You don’t get a black belt after one class of karate. However, I wouldn’t start with single families if your goal is to scale. I’d focus on small multifamilies, get some experience, then jump into commercial.

Commercial real estate is far different than residential in a lot of ways. Start learning how commercial real estate industry works before diving in head first into a large investment. I have no doubt you can operate a 20 unit but I doubt the person selling it to you will be honest.

Unlike residential, there are very little consumer protection laws for a commercial transaction.

So if you get a lemon, it’s not the seller’s fault. Food for thought.

Get a duplex and house hack. If your partner hates living next to tenants then AirBNB. Definite no on the single family house, not a good investment.

I had a small child fall off my porch. Mom didn’t feel like paying attention as her kid slipped through the bars. Thankfully the child landed in a soft grass spot and the fall was only 3 feet. That was concerning.

Sure, list it on Zillow, trulia, and the other big name brands where people go to search for housing.

Facebook market, Instagram, Craigslist are good secondary places to put up your listing.

Go on your board of realtors website and find their agent directory, grab every agents email, email market your property to them. (Id offer a 3% buyer commission if you want them to bite)

Put a sign in the yard.
