I find a deal, preferably one that has “value add” component to it. (Look that up) Next, I’ll show the deal to my friends and family, if they don’t bite, I’ll show it to some investors I know. Eventually, you’ll cut out your friends and family and go straight to investors. That’s how I got started. By the way, I worked on commission while my girlfriend was unemployed and we still bought a house...all cash. It’s all about asking people for money.

I’d do the reverse of what you intend to do. I bought my first house all cash out of pocket and then I realized I could’ve just used 20%. Leverage is your best friend...most of the time.

I get a mix too. I don’t see big time investors from my area joining but a lot of small to medium (20 units and below) investors. Some have a solid business plan, most don’t.

You could work in the planning dept for your county, join the zoning board, get a job at a development firm, county legislature. So on. There are plenty of jobs relating to real estate that pay a steady wage.

Being an agent requires all of your time, energy and money. Great if you’re looking to start a sales business, kinda great if you want to be an investor but a total waste of your resources if you don’t plan on selling houses.

Careful side stepping an agent. 9/10 the listing and the buyer agents know each other. However, if you are left to that choice call the listing agent and work with them. They’ll have more of an incentive to work both sides.
