My daughter and I worked on her frisbee throwing last week. She started out throwing the disk to the ground . Now she can throw it past my front yard and my neighbors yard. Not too shabby for a 6 year old!

Of course, it’s always a plus to be a member. My advice is find a lender who backs your vision. Mine does and she will jump through hoops to get me financed, she’s a miracle worker.

You think you’re making a sound investment and WHAM! Big costly repairs - gotta love it. But now you are growing wealth so it’s all worth it in the end.

Don’t feel bad about the structural repairs, I’m in the same boat as you are. We all go through these experiences.

Agreed, only in California... I can’t imagine how much she would have to pay in attorney fees if they had to go to court.

Yeah, it depends on where you look and what kind of properties you want to invest in. I bought a house for 32k and grosses 2k a month. Can’t beat that if you’re starting out.

I'm having success in my local area in Upstate NY. I BRRR my properties, so I can buy them on a discount. A little elbow grease and vision go a long way.

You went to the wrong bank, try a local credit union. National banks are great when you need millions of dollars for a development project, not a creative living situation. Local credit unions have more flexible terms and they could have better interest rate too. Plus, who doesn’t love networking with their local banker?

If you’re capable seeing the property then you should go take a look before making an offer. The last thing you’d like to is buy a lemon.

Or, at least have a property inspection as a contingency so you can back out if the house is too much.
