@David Dachtera I did not mean for free by any means just along the lines of not heart stopping! 

I was also thinking for more of speakers in our area that are doing some big things not some national speakers that don't flip anymore or that are full hands off. 

@Dale Stevens Personal takes on my angle are more than welcome. For now I see RE Education as a joke currently. I am operating now without having any former RE education and I would things are going well without it!

What areas of IL are you looking for rentals? It can be brutal in Cook county. 

Indiana may be the way to go. 

Cheaper taxes, decent rents with 10-12% cap is doable, units rent quick.

What are the cap rate individually and what is the portfolio cap rate as a whole? 

What is the condition of the units? 

What is the asking price vs the appraised value? 

Is there management cost? 

Monthly final profit? 

Rent Roll - how long has the tenant been there?
