That sounds very interesting but is a bit above my pay grade. 

In other words, as the industry is fragmented and there area lot of cost frictions. It doesn't matter to simply identify an opportunity. The real trick is availing the opportunity. E.g. you might find a great asset in FL. Are you willing to go there regularly for days on end (4-5 times), conduct your due diligence and still have your cost structure in place? 

The opportunity might be great but not a good fit given one's location/cost associated to close the opportunity. 

You live in a solid market (love Houston!). IMO, start somewhere close to home and then go from there.

@Niranjan Patel Great idea if you have enough money to close already available. In all likelihood, you have a short amount of time to close (e.g. 30 or 60 days) when you have a deal under contract. If you decide to find members/partners/investor, you might in for a world of hurt. 

Plus, your urgency might not be someone else's urgency of your definition of urgency might differ compared to other people. 

I do agree with your point that most meetups/groups don't survive for too long but that's another story.

Let me get this straight: You are an experienced operator but have little to no idea about what passive investors expect? 

Either you're seriously loaded and haven't had the need to deal with investors OR you're not experienced structuring such deals.

@John Michael Rico As @Josh Oaten said, I'm active in the JAX market. It would be helpful if you provided more details: budget, what you're looking for, how long you plan to hold. 

E.g. I don't invest in Class D areas but know a ton of people who've made serious money doing that. Point is everyone is different and what's good for one investor isn't necessarily good for another investor

As always, you might be correct. 20% IRR deals are still very generous assuming one can find them.
