@Pramod Yash With your background, you don't need a boot camp which are, mostly, geared towards folks not as financially sophisticated as yourself. You need to learn how to market and get the word out there. That is completely different skill set than the ones offered at the average boot camp.

This includes, but is not limited to developing a thought leadership platform, intentional networking, hiring marketing people and so on.

@William J Stratton Jr. We are partial to TX and FL with Jacksonville being our top pick.

@Neal Bawa is an astute investor and has amazing educational content on his website. One of the great things there is his annual report on the best markets to invest across the country.

@Michael Fernandez You'll have to consult with a securities attorney, if only to check off the box where you CYA (cover your a**).

It depends who you will be raising the money from. If it's only accredited investors, things are going to be easy. If you include non-accredited investors, things start getting tricky.

@Mark Harrington Great advice on offer by @Bill F. and @Joe Villeneuve but honestly, 30-year analysis is overkill. If you're not making money in the first decade, this might be the best and highest use of your capital.

Also, pen and paper (or Excel) beats most online calculators. You have to realize most online calculators are not made by operators but by marketing folks trying to sell you a product.

I love marketing and have a partner for it. He doesn't do operations for a reason.

If the link below doesn't work, just Google "data tables Excel".

Of course, in the dime a dozen scenario, you were not included. :)

@Steven Greenspan As always, great recommendation by @Brian Burke

Apart from the link, you should snoop around the forums plus do you own research online. Syndicators are a dime a dozen.

@Jason Xue The short answer is: don't. There are tons of financing option available that will not cause awkwardness, possible severance in a relationship and awkward conversations during the holidays.
