@Lien Vuong like anything the app take a few days to figure out. From what I understand the way it works is you will start seeing rooms based on your interest and the people you follow. The more real estate people you follow the more real estate rooms you’ll see.

@Aldo Chandra I've only been on for about a week and I can tell you I've made more meaningful connections with some amazing people in this short week vs all the other social media platforms out there that I've been on for years. It's chat rooms that you can jump in and out of. I think the difference is that the people in there are serious about whatever topic they are talking about and they are usually subject matter experts. I already know that it's going to be as big as the other platforms. And it's not just real estate its anything you can imagine. You like cars, poker, politics, anything...there are people talking about it.

Oh no I know BP is where it's at for the real investors but I think we all need check it out. I think its going to be huuuge... It started last year and it's growth can't be ignored.

I am a flipper. I just found the clubhouse app (right now only on iOS) that looks like it was started a little over a year ago and its seems to be blowing up. Just joined so not sure how it all works but I think it's here to stay. I'm getting some clubs set up and am excited to see how it will play out and making some new friends. Anybody out there using it? If so have you found it useful for real estate transaction or networking?

@Rico Nasol Well most people concentrate on flipping SFR and ADUs are allowed on almost all homes zoned residential as long as it has the proper set backs. I'm in the process of installing a couple right now and starting the permit process. Pretty straight forward. I'll be making a post with progress soon.

@Jay Hinrichs I thought you were already here in Las Vegas! I looked at Relevant. Loved the eco aspect of it. I have some ideas that can really bring the cost down. It's on my to-do list. I've been around for a while, not as long as you, but these things are amazing and will dominate the market. These 400' (more like 300 and change) casitas are impressive and the build quality is the best that I'm aware of exceeding all build codes. Its all 6" of insulated foam. One big cooler.

@Account Closed Yes site set up will be a separate cost but at $50k for a turnkey 400' casita with appliances delivered you can't go wrong. I've been up close and these are the real deal. Obviously there are a lot of variables but for a casita your looking at less than 25k. These need a slab and some rough plumbing, hopefully the sewer line is not too far. Future models will be fine with a brick foundation which can save some money.

@Ryan M. Yes, allowed and very cooperative. The county is looking for wins and affordable housing is right up their alley. There is also have a 1600' 2/2 that can all be combined. The install will take a day and maybe a couple of weeks of fine tuning. I already have some spots picked out some been a couple in O-Zones which makes this desirable to set up as a fourplex. I'm looking for the right partner. I think $300-350k will get it all done including land and it can be done in less than 6 months with the most time being the permitting and planning.

@Phillip Dwyer Thank you for the clarification. I tried to find the actual ordinance on the .gov website but it doesn't seem to be posted yet. 

At any rate the eviction portion really bothers me. I get the income but to get an eviction means that you were not willing to give up your rental until we got a court order. I understand we are in uncharted water but when I was an active property manager the eviction process was a last resort for me and only used in those instances were they refused to turn in their keys and leave on "good" terms.

See the entire article here. The ordinance passed unanimously and goes into effect immediately, meaning it is a misdemeanor for landlords to break these rules. If a renter can't pay, the landlord can still refuse to give them an apartment, but the landlord can not look at where the money comes from so long as the renter can pay and it's a legal source.The ordinance also makes it illegal for a landlord to consider an eviction caused by the pandemic when deciding to rent an apartment.

LAS VEGAS (KTNV) — Clark County Commissioners passed an ordinance on Tuesday protecting renters who need assistance or have been evicted because of the coronavirus.

The intention is to help avoid a potential explosion of homelessness brought about by the pandemic when Nevada's eviction moratorium for residential renters ends next month.

Eviction moratorium in Nevada expires in one month

Commissioner Justin Jones proposed the ordinance, which prevents landlords from discriminating against anyone based on their source of income.

If a renter can't pay, the landlord can still refuse to give them an apartment, but the landlord can not look at where the money comes from so long as the renter can pay and it's a legal source.

The rule is designed to help people accepting state aid or housing vouchers to get a roof over their heads.
