@Phillip Dwyer Thank you for the clarification. I tried to find the actual ordinance on the .gov website but it doesn't seem to be posted yet.
At any rate the eviction portion really bothers me. I get the income but to get an eviction means that you were not willing to give up your rental until we got a court order. I understand we are in uncharted water but when I was an active property manager the eviction process was a last resort for me and only used in those instances were they refused to turn in their keys and leave on "good" terms.

See the entire article here. The ordinance passed unanimously and goes into effect immediately, meaning it is a misdemeanor for landlords to break these rules. If a renter can't pay, the landlord can still refuse to give them an apartment, but the landlord can not look at where the money comes from so long as the renter can pay and it's a legal source.The ordinance also makes it illegal for a landlord to consider an eviction caused by the pandemic when deciding to rent an apartment.
LAS VEGAS (KTNV) — Clark County Commissioners passed an ordinance on Tuesday protecting renters who need assistance or have been evicted because of the coronavirus.
The intention is to help avoid a potential explosion of homelessness brought about by the pandemic when Nevada's eviction moratorium for residential renters ends next month.
Eviction moratorium in Nevada expires in one month
Commissioner Justin Jones proposed the ordinance, which prevents landlords from discriminating against anyone based on their source of income.
If a renter can't pay, the landlord can still refuse to give them an apartment, but the landlord can not look at where the money comes from so long as the renter can pay and it's a legal source.
The rule is designed to help people accepting state aid or housing vouchers to get a roof over their heads.

@Greg Dickerson Right now there are only three casitas and their 1600' prototype. Two of the casitas and the prototype are available to deploy in the local Las Vegas area right now and we are looking for a home for them. They are planning the factory as I type. Not sure of the the timelines but I've seen the wait list and it's in the thousands. How many will end up buying, who knows...but these things are pretty fantastic in my opinion.

I am excited to announce that the first prototypes are ready to install in Las Vegas. I've been really stoked about this project since I found out about them a while ago. If you are in Las Vegas and are looking for an ADU you're in luck. I have two "casitas" and a two bedroom two bath 1600' home ready to get installed. Just need the land. We can't wait to see these set up.

Hello awesome investors. I'm looking to start taking on highly distressed multifamily assets in the midwest and then expand into other markets. As a flipper in Las Vegas and with my experience as a regional property manager, and in construction I've wanted to take this on for a while and now feel that the time is right and I'm uniquely suited for this niche. I can handle the acquisition, design, construction, and selecting the right team for lease up and management but I'm going to need some team members to handle the accounting and legal side. Who is out there kicking arce in this niche? Who's out there interested in getting involved? I'd love to connect. Like to get some ideas on raising capital, and how to structure the debt or equity splits. Considered the riskiest in this area I understand the challenges that this entails but also understand the upside on these investments. I already have an 18 unit that I've had for awhile that I'm thinking about starting now.
