I don't have exact conversion numbers to share, but I can share with you that driving for dollars in higher end markets is super low. It depends on what you are calling "higher end". If you are driving around San Francisco, San Jose, Berkeley, etc. then it's like looking for a needle in the hay stack. If you are targeting more marginal areas of the Bay area, such as Richmond, East Oakland, etc. then your conversion rate will be better. But still, be prepared for very low responses.

Hi Joanna,
I checked out your website, pretty cool. I think ADUs are going to get more and more traction as cities see them as an easy way to get more urban density. I have an investment SFD in Albany, next to Berkeley, and I just submitted my plans for a permit to get an ADU at the back of the property. Prior to this year, the city required fire sprinklers in all new construction which was cost prohibitive. The law changed and now buildings under a certain square footage (I think it's 1000 square feet?) are exempt from needing fire sprinklers. Process with Albany was pretty straight forward - the do preliminary plan review first and then ask to submit full plans. Overall, so far so good. I hope to break ground in the Spring.

Hi Bharath,
I was thinking the same thing. I have some properties under an LLC and also some properties from early on that are still under my name. At first glance, it appeared to me that it would make sense to move investment property into an LLC to take advantage of the automatic deduction. I then delved in a little further and I think that sole proprietors (individuals), trusts and estates are eligible for the 20% deduction as well. Would love for a CPA to chime in on this.

Hey Jason. I agree with @Matt K. that's not much of a budget for a multi-family in the area. But if you are ok with tougher areas, you can get decent returns and hopefully catch some nice Bay Area appreciation buying in east and some parts of west oakland. I am in contract on a 4-plex in oakland, so they are out there. PM me of you would like to chat.

Hey Jonathan,
I haven't seen any deals come through wholesalers in the Bay Area for a while. Maybe they have their go-to buyers for the good stuff, but everything I see posted or that comes to me in an email isn't worth it. If any whole salers out there want to contradict me, please do!
I do come across deals sometimes in the Bay Area that I can't always act on. They are usually decent plays, but not smoking deals. PM me if you want to chat.
