What specifically do you mean by what you need to do to it? You mean how to narrow it down?

 So they just kept the title but you still got to drive the car?

Hey @Abram Ylitalo Welcome to BP again. I dont know much...or anything about mobile homes but I'm definitely interested in a KC meetup. I haven't found one yet. Every once in awhile you'll see a post suggesting it but nothing comes of it. Count me in if you'd like to get one going.

I was crazy nervous when my phone rang for the 1st time....well the 1st 20 times. I found it best to let it go to voicemail in the beginning so I could have an idea of what property the caller was calling about and could look up info on it before speaking with them. Actually I still do that a lot now. I know some people frown upon sending callers to vm, but it helped so much in the beginning and they actually left a vm. The key is to call them right back within a couple of minutes while they are still available and interested in talking to you. I also have a questionnaire sheet up on my laptop and some hard copies in my car just in case Im out when they call. If u get nervous, your interview list should keep you on track. The 1st 2 or 3 calls are the hardest on your nerves. Good luck!

@Timothy Riley

Thanks for your concern. I havent quite figured out which route I'm going to go for surr except change banks. But I will probably have them deposit in a savings account and then transfer or do the family dollar/7-11 route that was mentioned earlier and just deduct the fee from their rent amount. I think it was $3.

Having your tenants pay via direct deposit, or to some other entity other than yourself, leaves you open to a long eviction process, because the banks don't work on Holidays or week-ends, and they do make mistakes, sometimes, which delays you in receiving your money on time, and there goes your eviction process.

@nancy neville

If I may ask, how do you accept your rent payments?

I agree completely with the above recommendations as I learned from experience. We got involved one time, thinking we were helping and mitigating any current and future problems. Little did we know, we opened a can of worms. They kept calling us on a regular basis for the craziest disputes, and of course expected us to do something about it since we did the 1st time. We were so glad to see them go.

@James Bynum

 Good option for this tenant because she pays cash (well money order). When we renew her lease I think we are really going to discuss these different options because I told her I'm not picking up the rent too much longer.This month she called me at 9pm on the last day to avoid a late fee. Really? Then when I said I wasnt coming, she asked me to come by 645am before she left for work. I couldnt believe her. I just told her to leave it in the house and I went in and got it. Then I had to remind her that this was a courtesy we were providing. Sorry about the long story. All that to say, this may be good. I could just see her making the excuse that the bank is closed when she gets home. Thanks!

Thanks again guys for all your feedback.  I really do like the idea of not having to worry about mailed pymts and pick ups.  I'm definitely going to try and have this figured out by the 1st.
