Hello Elizabeth,

Welcome to the community!

I recently started investing in Montgomery. I have heard lots of good things about Huntsville but have not really investigated much so far. You should network as much as possible with people here on BP and locally. Run your numbers with the calculators and if it fits (don't make it fit) then take the plunge. The main thing is you have to actually get started.....ask questions, I sure do, cause there are lots of people here willing to assist and really rooting for you to win.

I'm in the process of closing on my second rental property in Montgomery (lender=Patch of Land) however they require my contractor to be licensed and insured. The current contractor is having trouble with this requirement. Any recommendation for a reliable and reasonable contractor to complete this project. This is the only thing holding up the closing.

Actually, one more thing .... I need a company/person to do a mold inspection (roof have a small leak) and a budget for the remediation

I'm in South Florida, but started investing in Montgomery. I will be there in about a week start on my first property. I plan to drive the neighborhoods in-person, that I've been driving via Google for weeks. Hope to meet some local investors too.

I think this is really good idea because it kills a lot of birds at the same time. Its commission based but you will be learning in the field that you are passionate about. You will get access to the MLS and may be able to find a deal or two and be able to wholesale them. Since this is going to be your long term passion, you'll produce the best service possible in your area to become a top agent (making money from commissions, networking, and learning). You will learn different from the other agents because being a realtor is a means to an end, being a successful RE investor. Go For It!

This is a great post. I'm S. Florida starting my RE portfolio in Montgomery. I'm curious to know if you deal with any Section 8 tenants? If so, do the screening help with find good section 8 tenants? On the quarterly inspections, do you go inside the homes and take pics, etc? Do you have any issues with tenants on the inspections? Is this your property management team (employees) or hired professional management that do the inspections? Thanks in advance for the feedback.
