Although I was able to finish my flip within budget, I had a horrible experience with the contractor that I used. The guy stop answering calls at the end and he had very poor quality of work. I have a handyman/contractor that does very good work, but he won't be able to pull any permits for you. He did great work in my mother's house redoing her bathroom and bedroom ... good quality work. They quote for labor and you buy the materials. I'll find the number and PM you

I think it could be extremely helpful for you as you are trying to find an area to invest in. The Find a City feature, which is completely free, allows you to filter for cities based on key data points such as average rent, rental percentage, rental vacancy rate. You can also get detailed data (housing market, rental market, demographics, etc.) for any cities that end up on your short list.

I just completed a refinance with Navy Federal for an investment property, however that property was in my name and not the name of the LLC. Also, I believe you need to own the property for at least 6 months. 70% ARV and was very inexpensive ... I believe I only paid for the appraisal.

Do you do a preliminary title search on tax deed auction properties before bidding? If so, how do you keep the cost down, seeing that you can pay for many searches without actually winning a property?

Congratulations on your first multi-family deal! Does it need any rehab? Cashflow looks good and I see you accounted for property management ... even if you intend to self manage. Do you plan to self manage or you an OOS investor?

I live in South Florida and invest in Montgomery. I would definitely advise taking a trip if this is something you want to be serious about. You need to know the market, network with other investors/PM/realtors ... get some face to face. Go to Home Depot and Lowes early in the morning and you'll see lots of contractors (big and small) that are getting work done. Ask the employees at the pro desk who comes in everyday or very frequently. You might just see it for yourself after a few trips. Interview PMs, tell them your strategy for investing so they know exactly what you're about and to see if their business approach aligns with yours. Develop the team and then you can truly invest remotely with more confidence and less stress. Its 500 miles for you to drive or fly. Sorry, I don't have any specific to referrals for you, but just want to share that just in case you are not doing it.
