@Stefan Tsvetkov You use the terms price and valuation synonymously.  They are two different things.

@Jeff Short You might want to look up the eviction ban posted nationally by the CDC a week or so ago.  If that language applies to your situation, you might not be able to evict for non-payment of rent until after January 1st.  

If you give the 30 day notice and they don't leave, then you follow up with eviction.  It's my understanding this would be different than eviction for non-payment of rent.  

Your best bet is to find a local Vegas attorney that specializes in evictions.  They can walk you through everything as it applies to your specific situation.

So you're picking the RE markets with the headlines of mostly likely in trouble to get exposure for your product?  There's nothing wrong with developing a solution for real estate and sharing that on the forums, so long as it's transparent.  Price to income ratios are not new to be used in market analysis.  Chris Thornberg's firm has been talking about this since the last crash.  What's different about your approach?

@Timothy Hudson If you're going to stay in Vegas, you're really limited to just using the VA loan to buy a primary residence. If you choose that route, you could use some of that $20k towards improvements on a fixer.

The alternative would be to find other low priced metros to play the cash flow game.  To get the best interest rates you'll need a 25% down payment.

@Jeff Short how much time is left on the lease?  If it's month-to-month, you can give a 30-day no-cause notice.

@Jimmy Dang buyers regardless of occupancy type have to honor the lease agreement in Nevada.

@Omar Merced I believe the rules apply to only Unincorporated Clark County properties, not the cities of Las Vegas, North Las Vegas, and Henderson.  Still that does include lots of houses.  Should be interesting to see how this shakes out.

@Ryan Webber Overall I'm not a big fan of 4plexes in Vegas.  However, if you are interested in going that route, chat with your lender.  You should qualify for a higher purchase price on a 4plex than a single family home, because the extra rents are considered as part of your income.
