@Tom Kastorff. I had a similar week to @Jay Hinrichs' daughter.  I had a $360k listing fall out last Monday, but had it back in escrow on Friday.  I put a $300k listing in escrow after just 4 days on market.  Both properties are in Henderson.  Two weeks ago I put a buyer in escrow in an upper $400k listing in Summerlin, and that's on track to close too.  

I'd expect there is likely some slowdown in the $650-$1.5mil range as the jumbo loan mortgage guys have slowed down or shut down over the past few weeks.

It sounds like you're already getting the hardest part done:  finding the good deals.

@Dale Zanker need to consider the end buyer's ability to transact as well.  For instance, jumbo loans have been shut down with a lot of lenders.  That might indicate to stick away from the upper end homes.  On the flip side, it might also indicate there will be opportunities for discounted acquisitions in that price point.

@Tom Makinen things are changing daily that's for sure.  I'm hopeful our entrepreneurial spirit will drive innovations in response technologies moving forward.

@Tom Makinen where are you getting those numbers?  I'm seeing much lower numbers quoted in very recent articles including what @Victor S. shared.  Here's one from Forbes.

I'm not saying you're wrong to be worried, but if you're going to argue with someone based upon numbers you made up, that's not helpful.

@Dan H.. The adjacent City of Henderson now allows STR's, but there is regulation and you still have to comply with HOA rules if there is an HOA.

@Mitchell J.. I don’t see those rates currently. Maybe down the line this will happen, but not at the moment.

I collected full rent from roughly 97.5% of tenants for April.  The other 2.5% paid partial rent.  I expect those numbers to go down some for May, but still these numbers are way better than I anticipated.
