@Mary L. I think listing agents will start having talks with their seller clients about negotiating early move outs with tenants as one way to help with the problem.  Many sellers may wait to put property on the market, or pull current listings.  If sellers have to sell with tenants in place, I think you'll see price reductions or listings will sit for a long time.

@Dominic V. what's you end goal here?  While I highly encourage agents to develop the niche of working with investors, I don't think it needs to be your only thing.  In fact, you may want to focus on getting listings, because the investors will come if you have inventory.

@Anthony Carbajal I've only loosely been watching that data point, and I haven't been saving the numbers.  Fall outs are happening and appear to be increasing some, but overall inventory has not sky rocketed.  

@Mary L. do those stats including pending sales?

I agree with you Eric. While I did have one deal fall apart over stock market concerns, it was put back together quickly. We’ve had an increase in renter traffic on our listings this week. One for sale listing had multiple offers and showings during the rainy days this week. So far, I’m not feeling a slow down.

@Kacee Bui I manage lots of properties in Henderson.  I only have one in the section people refer to as "downtown" Henderson.  Demand was strong for that unit when we put it up for rent a few months back.  Feel free to reach out to me with more questions.
