The Pittsburgh REIA club is dedicated to providing the best education for real estate investors in the Greater Pittsburgh Area.
Real estate by the numbers. This month we will be discussing how we use numbers to evaluate different types of real estate. Come and learn how the pros do it. We will discuss every possible metric for measuring the value of a deal. We have numbers for landlords, numbers for flippers, and numbers for wholesalers. Come and learn the formulas that make money !!
All are welcome. It doesnt matter if you are brand new or an old veteran.
As always, first time guest get in for free. All other non-REIA members are $10 at the door.
We welcome you to join but there is no pressure. You can pick up an application at the front door.
The meeting starts at 6pm for pizza and networking.
7-9pm is the education portion.

The banned breeds have been covered above You might want at add "pet rent" to your lease. While you cant really charge much of an extra security deposit, you can change pet rent in PA and it will stand up in court.

Robyn Thompson 2 day real estate investors seminar.
For those of you who weren’t at the meeting on Tuesday, you missed a fantastic event. Robyn Thompson did live Q n A before she launched into a 90 minute lecture on everything from flipping houses, asset protection, marketing, multi offer strategies, and vacation rentals.
Robyn is coming back for a 2 day seminar where she will do a deep dive into these subjects and much more. She will cover how to locate, evaluate, negotiate, and sell flips and rentals. We had more than 80 people try to sign up for this event right on the spot but I didn’t have a registration link ready. Now here is the important part. The room that we have booked for this event, only holds 80 people. I am working with the hotel right now to expand the space. I am also working with catering to make sure that we can feed everyone who wants to attend. My goal is to make sure that we don’t have to turn anyone away. I am not 100% sure that I can accomplish that goal, so make sure you sign up quickly. If we run out of space, I will either do standing room only or a wait list.
Robyn hinted at all of the free stuff she will be giving away. More than $300 worth of bonuses for each attendee to include: Vacation Rental revenue report, Vacation Rental occupancy report, Property inspection form, Buy and hold profitability spreadsheets, Horsey (marketing) Letter, Hire the best fire the rest CD, 3x income with Vacation Rentals CD. I think she is even bringing her Home Depot and Lowes SKU’s for her house flipping business, but I will confirm that later.

2) Are you making two payments: A payment to the owner to cover X dollars current owner is making? A second payment to owner as determined by the amortization purchase price? nope, only one payment. In the exact monthly amount that he is getting from rent right now.
3) Do you cover all expenses for owner (taxes, insurance, maintenance etc) during the term of ML? Lastly, how long is this term usually/how is the time line structured? MLO with a balloon after a predetermined time? For as long as he will allow me, but no less than a year. I need to turn this disaster around. I cover maintenance, but those other costs are being paid by the owner, just the same way they where before I came along. That is written into the contract

@Haji Dunn Sure, I can explain that, or at least try to explain it.
In the post above, I am talking about a master lease option. This is where I am negotiating on a poorly managed property, where I know that I can increase net revenue. The current owner is making X dollars per month, that is all I am giving him. I have no interest in offering him a down payment. What I am offering him is a guaranteed sale at a price we have agreed upon, and he doesn't have to manage the property anymore.
For your second question, the amortization table is tied to the option price, so when I make a payment each money, my option purchase price decreases just like a payoff on a mortgage would work. Every month, my option to buy is a lower price than the month before.

I don't think it is all that new, realtors have been using it for years. I expect that we will all see more of these messages as they are easy to send and can be done in large batches for no cost.
