@Jeanni Prescan I have never heard of such a thing. PM me, I have a good beaver county lawyer that you should talk too Are you sure this was a judicial sale and not just an upset sale? The purpose of the judicial sale is to wipe away all the liens. In that process, all interested parties are notified, where they can either defend or they lose their rights by law.

1/2 price tickets for Saturday wealth building seminar ends in 24 hours
Investing tax free and building real wealth with your IRA. HINT, you don't have to wait till you retire to take the month out !!!!
For those of you who are unfamiliar with tax free IRA investing, it is done inside of a self directed IRA. A SDIRA is a special vehicle and the IRS's gift to real estate investors. Inside of the SDIRA you can do all sorts of profitable things that would be illegal in any other arena. That is what makes this so sexy.
A few examples,You can flip houses tax free
You can make rental income tax free
You can lend money and the profits are tax free.
As a REIA member, you should NEVER have to go looking for a deal to lend on, we have a huge herd of deals that need funding all the time.
You can pay for your kid's education, and a lot more, tax free. That is the teaser, there is a lot more to this subject.
We are bringing a team of experts in to teach you how to legally avoid taxes, and accumulate wealth. This is a little known IRS loophole that wealthy people have been using for years. The experts from Equity Trust will do an ALL DAY deep dive with a question and answer segment on OCT 20th. This will be very valuable for us all. I will sure as heck be there.

The cost to attend would be $97 for one person and $144 for one person and a guest. FOR THE NEXT 24 HOURS, YOU CAN GET YOUR TICKETS FOR 1/2 PRICE BY USING THE "PITTSBURGH REIA" PROMO CODE.
Do not hesitate, this is a very good event. EVERYONE who attends will receive a Wealth Building IRA success kit - a $600 value and Recording of the Experienced Educational Track. So this is pretty much a no brainer for me. I don't know how many seats are available but you don't want to hesitate and miss out.

Learn how to invest tax free with our IRA !!
One of the really cool things about real estate investing is that there are so many ways to do it. Part of the education function of the Pittsburgh REIA club is to educate you in as many ways as we possibly can. To accomplish this mission, I like to have a theme for any given month. This month, that theme is investing tax free with your IRA.
For those of you who are unfarmilliar with tax free IRA investing, it is done inside of a self directed IRA. A SDIRA is a special vehicle and the IRS's gift to real estate investors. We are going to do a 90 minute preview at the next REIA meeting for those of you who are unfarmilliar with this subject. That will be on OCT 16th at the Masonic Hall where we hold all of our regular meetings.
Then the experts from Equity Trust will do an ALL DAY deep dive with a question and answer segment on OCT 20th. This will be very valueabe for us all. I willl sure as heck be there.

What feedback are you getting on this as to why it isn't selling? what is your current asking price? Something is drastically wrong here. Give me a bit of detail about the house and how you constructed your original math? I am assuming that the lender did their due diligence on this project, so I suspect that something is wrong with the renovation rather than the price, but I am not sure yet.

@Alex Deacon Agreed, I have seen him speak twice and I was really impressed. That is why I booked him to come to Pittsburgh. It took more than a year to get our schedules to mesh, but the day is rapidly approaching. I suspect we will have a very good turn out to see the legend in person!
Post: Will this be the last Labor Day where you actually labor?

I retired in 2012. I was able to use a combination of wholesaling, flipping, and buy and holds to quit my job and retire my wife. Since then, holidays aren't really about the 3 day weekend. Since that moment, I don't always know what day of the week it is. I rarely if ever work before 10 am, and I never work a 40 hour week, no matter what. Now I spend most of my time looking for new deals. As my deal have gotten bigger, I spend as much time raising money to fund them as I actually do running the deal. Life Is good, and I invite all of you to join me.
So my question is, what are you doing, to make this the last year where you actually LABOR?
To your success
Josh

@Jay Hinrichs thanks for the info. I had a felling I was over complicating this process. I just wanted to make sure I wasn't about to do something that would land me in federal prison. I am way too good looking for prison.

Wholesalers can be a fantastic source of good deals. They can also be a waste of time. Not all wholesalers are created equal. The good ones, leave some meat on the bone. They also know how to evaluate the deal on the front end, so that I am not wasting my time looking at a house that is supposed to have a 150k ARV in a neighborhood where no house has ever sold above 100k.
