@Jeanni Prescan I have never heard of such a thing. PM me, I have a good beaver county lawyer that you should talk too   Are you sure this was a judicial sale and not just an upset sale? The purpose of the judicial sale is to wipe away all the liens.  In that process, all interested parties are notified, where they can either defend or they lose their rights by law.

One of the really cool things about real estate investing is that there are so many ways to do it. Part of the education function of the Pittsburgh REIA club is to educate you in as many ways as we possibly can. To accomplish this mission, I like to have a theme for any given month. This month, that theme is investing tax free with your IRA.

For those of you who are unfarmilliar with tax free IRA investing, it is done inside of a self directed IRA. A SDIRA is a special vehicle and the IRS's gift to real estate investors. What feedback are you getting on this as to why it isn't selling?  what is your current asking price?  Something is drastically wrong here. Give me a bit of detail about the house and how you constructed your original math? I am assuming that the lender did their due diligence on this project, so I suspect that something is wrong with the renovation rather than the price, but I am not sure yet.

@Alex Deacon Agreed, I have seen him speak twice and I was really impressed.  That is why I booked him to come to Pittsburgh. It took more than a year to get our schedules to mesh, but the day is rapidly approaching. I suspect we will have a very good turn out to see the legend in person!

I retired in 2012.  I was able to use a combination of wholesaling, flipping, and buy and holds to quit my job and retire my wife.  Since then, holidays aren't really about the 3 day weekend.  Since that moment, I don't always know what day of the week it is. I rarely if ever work before 10 am, and I never work a 40 hour week, no matter what. Now I spend most of my time looking for new deals.  As my deal have gotten bigger, I spend as much time raising money to fund them as I actually do running the deal. Life Is good, and I invite all of you to join me. 

So my question is, what are you doing, to make this the last year where you actually LABOR?

@Jay Hinrichs thanks for the info. I had a felling I was over complicating this process.  I just wanted to make sure I wasn't about to do something that would land me in federal prison. I am way too good looking for prison.

Wholesalers can be a fantastic source of good deals. They can also be a waste of time. Not all wholesalers are created equal. The good ones, leave some meat on the bone. They also know how to evaluate the deal on the front end, so that I am not wasting my time looking at a house that is supposed to have a 150k ARV in a neighborhood where no house has ever sold above 100k.
