Paul will give us an overview of how we can make big money investing in local areas that the IRS has designated as tax shelters for capital gains. Then Brian Snyder will do a class on the best ways to spend you renovation budget to get the WOW factor in your flips and rentals. I have had several students who did deals in Franklin and Punxy, as well as similar towns like Kittanning, Grove City, Mercer, etc.  Places like that can be super bargains but there is a catch.  The cash flow is great, but vacancy rates are high. The reason is that not many people want to live there.  The same is true on the buying and selling end. IT is easy to buy, but harder to sell. So flipping and wholesaling strategies are a bit more challenging.  It can be done but not as easily as in a larger metro area.

@David Krulac - is correct. In general, as an owner you can self manage. Some of the local municipal districts do have rules that insist you live within a certain distance of the property, but they are fairly rare on my side of the state (west).  You can always check with local code enforcement to see if such a requirement exists BEFORE you buy.
