Ive yet to make a decision, I havent had a second to look into any of the schools.  My mother in law is going through Watson realty.  I would go through them but they dont have any other classes until November.   There are so many online courses and schools, I had hoped to go to one in person, like Wayne had mentioned.

How many of you wear both the real estate agent and real estate investor hat? What are the pros and cons to being on both sides of the field? My current job is just that; a job. I am very interested in getting my license to become an agent, which I believe would position myself to gain more knowledge and experience in the field. Would anyone that currently is in this situation advise against it?

But then there are the legion of people that insist "you won't need a business card, a business name, or a website.  Ever."  I dont know how it's possible to "treat it like a business" like so many people suggest, without those items.  

So I've compiled a list of about 15 small local banks and/or credit unions that I would like to approach for funding rehabs/flips.  Can anyone share some do's and dont's of asking the banks for funding?  Ive heard, maybe I misinterpreted, but mentioning that you are a investor made the banks change their attitude towards you when trying to make a deal.

I used to draw floor plans too as a kid!  Math wasn't my best subject though, but I certainly wished I stuck with it.

A lot of homes that I have had an eye on on the internet, end up going "off market".   What would be my best course of action to obtain the property at that point?  Or is it even worth pursuing?  Thanks!

Upon applying for money from a lender, we were to submit a copy of our credit history.   My father makes much more than I do, so we supplied his history first.

However, his credit history was filled with every address I have ever lived at , plus properties he has never had his name associated with.  There is also a delinquent notice, something neither of us have ever had. We called the bank, they said "Oh I dont know."  We called the credit company, they said "Oh I dont know."  

Who do we really need to be pursuing at this point?

How in the world were these places available?  In a place as big as Atlanta, surely there are investors with a pulse on every single inch of the city.  Why werent they already scooped up?  Im in east Orlando, and it seems like I need a "sixth sense" to even have a chance at landing a property.  Rant over...

Cant wait to see how these homes turn out!
