@Kelly Beck, I use AirDNA all the time but it’s hard to beat some good old fashioned networking. The people in my market tend to be very open about the gross income they generate. AirDNA is very market specific in my opinion and I would verify with owner operators in the area. For my market here in Carolina Beach it’s a great way to get a conservative gross income number in my opinion.

Alright my friends who all is coming out tonight? We are still outside at Waterline and I'm getting excited to see everyone! We got a little taste of summer this week and I can feel the wave of vacationers about to flood our short term rentals! Anyone else feeling good about this next season? 

Really hard to find right now but there are plenty of them out there! House hacking is the best way to get started! 

@Nate Ginsberg, All depends on the type and size of property you have. My favorite way to price our units is to pick the top 3 competitors in my market and try to provide a better product with higher prices. Starting out you can undercut the top performers slightly to build up reviews. Smaller units can stay booked all year but we see peak pricing from April-October typically.
