@Russell Payne, I always recommend house hacking. Running one AirBnB out of a studio apartment or mother-in-law suite is a great way to live for free and potentially cash flow. It’s the lowest down payment option and if you hate it no worries put a traveling nurse in the unit or rent it long term. The real kicker is the money you SAVE by not paying rent!!! Why not take a year and find out what you like or don’t like? Worst case scenario you move out in a year, rent both units or sell it. The ultimate goal of the first deal should be to do the first deal so you can do the second deal!

Daily consistent action is the key. @Rick Pozos is 100% correct. Tell every living soul what you want to do and keep at it! We talked about house hacking at one point, have you explored that option? Once you develop the mindset that nothing is impossible it is crazy what starts to happen!

Deals are difficult to find right now especially on the MLS. Come to our meet up here in Wilmington and the surf city Pints and Properties. Best place to start is to meet the players! Are you looking to do long term or short term rentals?

@Jesse Canady, I knew keeping your picture on my desk was the right move. Can’t beat CB from a house hack location if you are on the east coast!

I grew up in Pfafftown (just outside Winston) and my family lives there still. The Ardmore area is a great place to live if you want to be close to downtown.

@Cody Barna, take a look on Zillow at some of these beach communities. I’ve also had some success recently on Craigslist. You can physically call some of these larger property management companies they tend to rent out their units long term in the winter.
