@Avery Carl, don’t know how I missed this one! @Derek Idstein I’ll be happy to share my numbers and vacancy rates with you! It all depends on how you operate and the size of the unit. Top performers in my market tend to stay booked even during the winter months because we pull from Wilmington all year round. Larger units will have more vacancy than smaller units but will also make more money per week in the peak months. I’m a big fan of AirDNA but make sure you keep in mind they are scraping data that includes a mandatory shutdown for April.

interesting strategy/idea. Most investors I see renting near the university require college students to rent the property for a full year or they run the property strictly as a short term rental. I feel like If you were going to build the team to operate it as a short term it would be more beneficial to run it that way all year? Staging materials could potentially get trashed by the students as well. Seems pretty labor intensive to me to switch between the two.
