@Raphael Abreu, I absolutely love house hacking especially in hot, expensive markets. I’m here In Wilmington, NC and house hacking on Carolina Beach. This market has exploded over the last year and shows no signs of slowing down. Primary residence loan to off set your living expenses and once you move out it cash flows! So many investors want to skip this strategy because they aren’t comfortable being uncomfortable! Living beside or above your tenants is hard but the financial benefits far outweigh the temporary inconvenience. Guess that’s just my opinion I’m just the crazy guy who lives at the beach for free 😂.

@Keith K., CB is a great market! NC coast in general is a great market for short term rentals right now haha. We like CB because it feeds off Wilmington in the winter and is within 4 hours of Charlotte, Raleigh, and Durham.

@Keith K., I love Holden Beach! I looked at it pretty extensively a few months ago. High Airdna numbers and close proximity to a ton of great golf courses. The only major difference I found was the capital expenditure difference if buying a home on one of the canals. If the bulkhead hadn’t been replaced according to the neighbors cost about 20k. Good luck with your new venture! Is there a special assessment for maintaining the canals even if you are not on the water?

Who would be interested in doing a market specific short term vacation rental meet up? Thinking about starting one on the 3rd Tuesday of every month here on the island. This would be in addition to the meet up I currently host at waterline brewing company on the 1st Tuesday of every month but we would only focus on short term vacation rentals. Let me hear your thoughts!

Near the university and downtown are great markets. You can also look around the Ogden area and porters neck. That’s the most competitive price point down here so you will be going up against a ton of first time home buyers! Castle Hayne is a good spot to look for lower cost homes but rents are a little lower out that way.
