In my market we saw a supply and demand issue. A lot of short term rentals were filled with long term tenants because the owners were afraid of the lasting effects of Covid. Once the restrictions lifted we had a mass influx of people driving here from Raleigh, Charlotte, Greensboro, and Winston-Salem. We have had better rates and longer stays ever since. I know this is not the same story for everyone It is very market specific. Best of luck.

@Steve Keisling, buy and wait don’t wait to buy! It’s harder to find deals right now but there are many strategies that are crushing it! House hacking is a great example of a strategy that is really great down here. Daily consistent action is the key.

@Mathew Walter, Thats a loaded question man Wilmington is all over the place. You have tight knit communities woven into fast growing populations, vacation rental markets, people move here for retirement, the whole nine yards! What I do know is I love it here and never plan on leaving. The people are great, the food is amazing, I love the ocean, and it's a great market! Hard to beat this place for my personal vision.

@Mathew Walter, Yes my wife and I do this full time. Interestingly we are actually house hacking a single family home with a mother in law suite that we AirBnB. Multifamily In Wilmington and CB is getting difficult to find so we had to be creative. We run a small Airbnb business, invest in BRRRR properties with the profits, and I'm a full time agent in the area. Helping others do this is one of my passions and I love hearing success stories!
