B sounds like a logical response, C option is very expensive and time consuming (unless you have that time and money available)

Now its the factor on what i would need to do in order to invest in both areas, i want to do both commercial and residential investments in both areas and do it all from Dallas, Texas. I am going to do abit more commercial than residential real estate with goals of making a mall(s) or/and resort(s) with realtors and other investors in the Texas and Tennessee areas. I'm all for suggestions and advice or for those that want to get involved with a goal as big as mine.

That isnt a bad way to do things as far as keeping the payments the same for the tenants that have paid on time and gave little to no problems, as long as it doesnt effect your profits in a dangerous way its all good. As far as the annual pet fee, that is fair and something that would do if something were to happen cause of the pet(s). Do your research on the rates in the local area and if your going to change the rent, make sure to give them a notice before changing the rent (atleast a month).

Finding a realtor in your local area would be a good start, as well as getting ideas on where to start investing. There is no better place to invest better than in your own town. Make sure that you look at all your financing and investment options where you live 1st before looking to invest anywhere else.
