i will answer the questions in the best way possible, i would look into a commercial realtor if your getting into apt's otherwise i would look for distresses sellers that have that many units or more that you would want to take care of, there are not many mentors for commercial than residential and social meeting would be the best way to go.

I have a partner as well and as far as our discussion, most of the money that we will get will be going into the business and about 5% a piece for each of us will be profit till we start buying/managing apartments and condos then we will do the agreement differently so look at it as a process till things get better for the both of you.

Dont give up man, success is around the corner and it takes persistence to make it happen. Keep it up man, im rooting for you to succeed in your wholesale deals.
That depends on the deal, each deal may not be the same and may require different ways to handle it. I would check with a title company and see if that has been done.
