I have been wandering this for a long time and my thing is how do you put a house under contract, is there money involved or do you just speak a number that sounds good and thats it, i would like to know how that works.

Its tough here in dallas however its strong and open to all so it would be a good place to invest.

I dont know but i feel that im missing something to do deals, its been months and its really driving me nuts that figuring out what needs to be done to do deals from finding them to funds to actually seeing the "due diligence" happen. I wont stop till i figure this out however, i may need assistance with making deals till this all makes sense and fill in the missing gaps. I have done my homework on different strategies so right now im at a loss.

I learned a long time ago not to take in EVERYTHING without doing your own homework on the matter, investments is not easy and its not hard but you have to do your own research to understand how it works and as far as where to go, i think your in 1 of the best places to find what you need. 1st where is it where you want to start?

ok, now the next question would be what kind of financial options do you have to utilize?

All of that does play a part however the question is where do you want to start as far as do you want to just do wholesale, fix and flip, etc. where is it that you want to start?

The best advice in all honesty is to be persistant and keep at them and dont give up. A few weeks ago i was in your shoes about getting a realtor to work with me on deals and it worked out eventually. I have 2 good realtors that go through step by step with me to understand. Dont give in, give it your all and make sure that the realtor is investor friendly!! Welcome to bp
