Those are actually pretty good questions. you could post here on bp the house, just make sure to do the numbers and have pictures as well as information on the outside and the condition of the house so that we all have more of an idea of what we are buying.

That is a waist to go after him and chase something you might not get, i would put more focus on getting the place ready for the next tenant and cleaning up the home. Make sure to have a written agreement and discuss with the next tenant so the chances are much lower cause its nearly impossible to avoid a "bad tenant".

Congrats on the deals, i been trying to wrap my head around all of this for months and have not found what i need to move on. Im missing pieces and wont go out there till i find those pieces, i would like to see those contracts and see what they look like and get an idea what i use for buyers and sellers and get an idea of it all.
I am taking alot of precautions so that i dont screw up and i do agree with you and that is what i am looking for currently so it doesnt be a nightmare. I am doing alot of homework and networking so that everything works out its just that i do need a partner/seasoned investor for the fact of making things happen and working towards my goal.
