You might want to consider doing this digitally surprisingly it’s way cheaper than driving for dollars and postcards.

Sure - what’s the sellers motivation not to go through an agent? Is he or she only looking for a cash deal? Is the property outdated?

Getting in front of motivated sellers but also refining my process to be the most effective. Time is limited we can’t change that.

Well any contract for buy and sell is usually long, but I never seen wholesalers filling this out. You aren't opting to buy the property. Did the lawyer say you have to go into contract? Because if that's the case then it means if you don't find a buyer you are on the hook for buying the property, which is counter intuitive on what we are looking to accomplish.

@Austin Johnson Ask yourself how many times you interact with a website and how many times you open a piece of mail and do business with it.

And in terms of cost - it depends it’s unlimited how much you can spend on digital advertising or mail marketing. It’s the effectiveness that makes the difference. Hope that makes sense.
