I think I am following you, but I'm confused as to what exactly you are checking or proposing. I am a cash buyer in New York. We do flips and buy and holds.

I think it depends what your strategies are - usually those tools are reactive compared to being proactive. Hard to explain, but usually I use prop stream to learn more about the property AFTER I have identified a potential deal. I don't use it to find deals because cold calling is not a great use of time with so much technology on our hands to find motivated sellers. Seems like the message is still the same though with everyone on here. It requires hours calling with people working full-time and then contact ratio of actually getting a motivated seller is extremely low. I reverse engineer it with our site and getting the leads coming to me. Im my humble opinion calling lists was a 1980s tactic used for stock sales and anything sales related. We have advanced so much in technology that I can our time can be used better to be easier faster and efficient in getting in front of motivated sellers.

The hardest thing for any wholesaler is to find a efficient, cheap, effective process in getting front of motivated home sellers. That's the hardest part. Many people do direct mail, text messages, cold calling, networking etc. I mainly drive traffic to our site and collect leads there and continue to constantly follow up. It has given me a way to scale but also ensure my site is working even when I am asleep. You will need experience in that department though to ensure you are being successful. I would think about the different methods. What are you going to do with a bunch of buyers with no homes to sell them right?

You are in the right place, between bigger pockets, google, and YouTube, you have everything you need. I would start with a common place and a goal where you want to be in terms of knowledge week after week. Continue to write confusing questions down and google them to find insight and answers. Reasses your knowledge in a month or two to determine next steps. We are always here to help :)

I would see if you can get in local meet ups with agents and wholesalers to get a sense of the laws, rules, regulations, and also best practices. Its a good place to start, awhile you can continue to YouTube wholesaling and watch videos.
