@Aubrey Ford you definitely can use your VA benefits to house hack. There are specific requirements though when using the rental income. Feel free to reach out to me and ask me questions, we are a Veteran owned and operated mortgage company.

@Aaron Washington wind insurance is a must unless you have master insurance in place that covers your building. Your lender should be able to tell you that if you’re obtaining financing.

@Allyson Mitchell, I just helped a travel nurse in a similar situation as you buy a home that was turned down by a few other lenders. What state are you looking to purchase your home in?

HI @Angel Alicea, is there a reason why you would want to pay the cash difference of $29,000 in additional down payment, rather than just putting 3% down payment on a conventional loan or 5% down on a conventional loan?

FHA allows 3.5% down, but has lower loan limits. I am a lender here in South Florida and would be happy to provide you with some more guidance so that you can make an informed decision on comparing conventional versus FHA to see which works best for your situation.

@Aldo Gonzalez, it all depends on your credit history, not just your credit score, when it comes to qualifying for loans. Based on what you're telling us, you may be good to go with qualifying for an FHA loan. I am also located here in South Florida as a licensed mortgage lender. Hi @Wyatt Fike, when it comes to buying a house, the lender has one primary focus when it comes to qualifying you for a mortgage. What is your ability to repay? 

A few questions a lender would ask you based on this post.

How long have you been working part time? 

How much can you afford to pay monthly?

Are you graduating school soon and will you be getting a job straight out of college?
