@Devin Peterson can you advise how a DSCR loan will actually assist @Rodolfo Veloso in buying another house with 5% down payment as a primary residence? All lenders know that a DSCR is for investment property only and requires 15-20% down. This type of loan does @Rodolfo Veloso zero good.

@Joshua Mckeller, as long as you have been employed for the last two years regardless of it being part time or in the same field of work, you should be okay. What can cause an issue is if your current employment includes variable income, such as commission, overtime and bonuses that you are using to qualify for the mortgage. The whole schooling before work, applies only to those that do not have a consistent work history in the last two years. I assume that you do, considering that you were able to save up money in that time. I am a licensed lender. Feel free to reach out with any questions. Happy to provide you with some guidance!

Hi @Simon Smith, I work with a few realtors in the area that can be of great value to you and assist you with purchasing your STR in Sunny Isles which is my local market here in Miami.

Expect to put a minimum down payment of 20% down. If you are lucky, you may get away with 10%, but mostly all condos that allow STR require 20% down. I have financed quite a few of them all throughout Florida.

Hurricane insurance is covered by the condo. You are only responsible for the interior contents which is what is known as a walls-in policy HO6.

Hi @Adam Rose, I would recommend reaching out to @January Johnson as well. She is the go-to realtor for all things STR in the area. I have worked with her in the past and she will be a great asset to your team.

Regarding your interest in conventional loans to include vacation home loans, DSCR, etc, I have helped quite a few investors with the same products.

Something important to note is that the condos in PCB are considered non-warrantable since they allow short term rentals. This means that they'll require more than the standard 10% down with a conventional vacation home loan.
