Post: Low down payment (5% to 10% down) investor loan options in Tampa Florida?

@Anirudh Reddy, the lowest down payment option you can get without it being a primary residence is a second home loan with 10% down.
15% down as an investment is your next best bet, if you do not wish to occupy the property for a few days out of the year, during first year of purchase. After the first year of ownership, the note requirement has been met and you can do with the property as you please. Do note that just because it is a second home, does not mean that you cannot rent it out. The requirement with a second home is that you occupy it for some portion of the year, during the first year. I hope this helps.

If you have any real estate questions in the area, reach out to @Josh Green. It's always good to have representation from a realtor, especially when going after new construction.

What everyone recommended above is a good idea. If you're looking to purchase a STR in Tampa Bay area, reach out to @Josh Green if you're not already working with an investor/ investor focused realtor.

It depends on the county. In your area, it might be around $958,350. for a fourplex. If you can give me some more info, i'll be able to provide you with some concrete numbers. Feel free to message me! @Justin Melton

@Nick H., I'm pretty sure FHA changed their guidelines recently to allow ADU income from single family properties. Tell your lender to reread their guidelines.

@Gabi Ashenden depending on your amount of down payment, I'm seeing rates in the high 6s and 7s for an investment property and high 5s, mid 6's for VA loans. What state are you in?

@Damian Callaghan, reach out to @Josh Green. He's an investor/ investor focused agent that helps clients source STR and LTR properties in the area. He also manages quite a few STR's as well. I've worked with him in the past and he's great to work with. I hope this recommendation helps!

@John Carr, I would have each tenant sign their own lease.
