@Anirudh Reddy, the lowest down payment option you can get without it being a primary residence is a second home loan with 10% down. 

15% down as an investment is your next best bet, if you do not wish to occupy the property for a few days out of the year, during first year of purchase. After the first year of ownership, the note requirement has been met and you can do with the property as you please. Do note that just because it is a second home, does not mean that you cannot rent it out. The requirement with a second home is that you occupy it for some portion of the year, during the first year. I hope this helps.

It depends on the county. In your area, it might be around $958,350. for a fourplex. If you can give me some more info, i'll be able to provide you with some concrete numbers. Feel free to message me!  @Justin Melton

@Nick H., I'm pretty sure FHA changed their guidelines recently to allow ADU income from single family properties. Tell your lender to reread their guidelines.

@Gabi Ashenden depending on your amount of down payment, I'm seeing rates in the high 6s and 7s for an investment property and high 5s, mid 6's for VA loans. What state are you in?
