Hi @Brandon Morgan, are you looking to purchase as a primary residence or investment property? 50k might not be enough for an investment down here, but for a primary, that shouldn't be an issue. Do you work remotely? That will be a requirement to buy as a primary unless you are getting a relocation done with your current employer or finding a new job, if not able to work remotely.

I have banks that I've worked with that follow the following guidelines for DSCR loans:
On refinances, the higher 12-month lease agreement amount may be used with evidence of 2-months history of timely receipt and the lease agreement amount may not be greater than 125% of the market rent from the 1007. If this can help anyone on the forums with their refinance, let me know and I'd be happy to share the lenders contact info!

Hi @Lannce Hargrove, I work with a few realtors that can help you with deciding on a condo in the Treasure Island/St.Pete Beach area. I will send you their contact info via messaging! 

Side note, if you will be financing a condo that allows short term rentals, you will most likely need to obtain non-warrantable condo financing, not conventional. Just a heads up!

Hi @Steven Wachtel, I don't see any reason as to why you wouldn't be able to refinance to a second home. You would just have to be able to qualify from a debt to income ratio stand point. I see people financing non-warrantable condos as a second home in the panhandle area all the time. Feel free to reach out with any questions. Happy to help.
