With a 3 month min stay and your vacation location and amenities, I candidly think your trying to make a STR-style property fit the MTR-niche where it doesn't work well.

We install blinds from Home Depot or Lowes. We assume we will replace many upon turn over.

We use this language in our leases: The landlord may conduct an announced quarterly "wellness check" in the internal premises to confirm that all systems are functioning and maintained optimally and to confirm lease compliance.

We typically conduct them annually

That's the kind of mindset that is destroying California. Homeless are not helpless. Most of them are choosing to live that way and society is allowing them to do what they want without consequence. Now your HOA is going to hire private security (on your dime) to protect your community because your elected leaders (on your dime) refuse to do it.

California spends over $1 billion a year to deal with homeless, but their "solutions" only increase the number of homelessness and encourage the bad behavior. All you can do is fight it locally and at the ballot box.

Running MTRs since late 2020 & we operate 3 of them. We don't require renters insurance. Best wishes to you.
